Environmental Programming (EP)

is our approach to architectural and space design solution both in the real and virtual worlds by creating a fluid and integrated functional environment from our client's needs and requirements. The space is designed by calculated planning and careful consideration of all environmental factors. This process begins by looking at what a space can be and what the desired effect it could have on its occupants. It emphasizes on function, productivity, flexibility, and long term benefits. A simple reverse thinking of "Effect and Cause."

Survey the existing conditions and establish needs, requirements, design concept, budget, and schedule.

Schematic-
Create the preliminary layout design base on the guidelines set from the programming phase.

Design Development-
Revise and refine the preliminary design, and develop materials and specifications for space.

Construction Documents
Create final drawings and specifications for permit and bidding process.

Construction Administration
Negotiate and select contractors for the project, and oversee the construction process for quality control.

Client Walk through
Deliver the final finished product for client's approval and acceptance.
